How easy is it to add an accessory dwelling unit (ADU) to your property?

One of the most frequent inquiries I've received this year is about building on vacant lots. We all know there are very few pieces of virgin land around here, but I thought I'd summarize what the process would be like from purchase, to planning, to building and moving in.  Look for that later this month.

 

In the meantime, check out this story about a Menlo Park resident who went through the process to add a pre-fabricated structure as second dwelling unit on his property.  

 

Some of the numbers:

  • 10,000 sqft lot

  • Built 640 sqft second dwelling unit out of recycled shipping containers

  • Took over one year to get through planning

  • Costs: Boundary survey, $2475, geotechnical survey $2670, Foundation $20,000, Elevation Certificate $1500, City Permit fee $8985, Local impact fees $2227

  • Worked with neighbors to have buy in on project (SO IMPORTANT)

  • Project cost $390/sqft if replicated in Menlo Park (~$250k)
